Sell a Toronto property and the same money buys substantially more house and land in Barrie, Innisfil or Bradford, and often a shorter commute than the one you already have if you are hybrid. What people underestimate is the sequencing: whether to sell first or buy first, how bridge financing works, and what happens if the two closings do not line up.
