Transit is the single biggest reason. GO service runs from Barrie South and Allandale Waterfront, which Innisfil does not have. Barrie is also a city rather than a town: a hospital, Georgian College, a real downtown and a working waterfront. Georgian College creates steady rental demand and the housing stock supports legal secondary suites more readily than Innisfil does, which is why Barrie tends to be the yield play and Innisfil the growth play.
